This garage suite was built on the lane of an RF3 lot with an older single family home. It was built to the maximum allowable footprint of 60m², with dimensions of 5.2×11.5m.
‘Tandem’ parking was utilised to obtain the third parking space required by the bylaws at the time, and a second overhead door was installed facing the yard to allow the garage to open up to a patio for a barbeque or motorcycle tinkering. The offset roof line served to maximize the allowable height (6.1m) as in Edmonton, the height is measured to the mid-point of the roof, if the slope is greater than 4/12. The long side of the roof is 4/12, and the short side ~12.5/12, which also served as a good location for a 2.86KW PV (solar) array to generate electricity for the suite’s appliances and heating.
Structural Insulated Panel construction was selected for construction speed and energy efficiency, 6.5″ wall panels have an R-value of 21, and the 10.25″ roof panels R-34.
